Industrial (Artisan) has been removed. Activities currently captured under the Artisan Workshop use are now included in the Studio (Artist) use.

Recommend keeping in definition, similar to the 70% in Office (Showroom/Warehouse) - since if the storage units exceed 500 sq ft, they would be considered Warehouse/Distribution Center use.

Part of the intent of moving standards out of definitions is to accommodate variances, alternative compliance, etc., but increasing the proportion of warehouse in this use would simply make it a Warehouse/Distribution Center use. The limit is intended to provide a clear separation between these two uses.

Correct, both uses would need to be permitted in the district. Currently, there is a note in the use chart when fuel pumps are not permitted but Convenience Store or Vehicle Repair (Minor/Fueling Station) is.

Added to Fueling Station: "Retail buildings are only permitted where allowed as a Retail (Indoor) use."

After further analysis, this is proposed to be deleted, as the operations would fall under Retail (Outdoors), Service Contractor, and/or Agricutural Use. The existing Nursery use would be permitted whereever all three uses are permitted.

Revised. This use is intended for the temporary office at a construction site, which may be located in a temporary building or a permanent building, such as a model home.

Mock-ups showing the planned facade for a building would be considered a structure, not a use.

Drive-Through Service has been added as an accessory use as it can be associated with a variety of other uses: restaurants, banks, car washes (Vehicle Maintenance) and dry cleaners (Personal Service) being the most common. There are existing standards for drive-throughs that will be reviewed in Module 4, and there are some districts that do not permit drive-throughs. Sonic is currently regulated as a Restaurant (Drive-in) use, which is proposed to be consolidated with the Restaurant use in the UDC.
